A HOTEL, pub and coffee shop could be built in Llanfoist, near Abergavenny.
The proposal, by Johnsey Estates UK Ltd, is to open a 61-bed Premier Inn, a Brewer’s Fayre pub and Costa Coffee on land off Merthyr Road, known as the Westgate site.
The application, which has been submitted to Monmouthshire Council, includes a small Costa Coffee with 21 parking spaces, which would be built on four hectares of the site, in conjunction with the hotel and pub which are all part of the Whitbread chain.
In a report by Derek Ball, of RPS Planning and Development Ltd, Cardiff, it says the developer believes the scheme will “provide a comprehensive offer for the public travelling along the A465 but will also be an important local facility serving the Llanfoist area”.
Designs for the 174-square-metre Costa Coffee unit show a low-rise building with curved lines, finished with timber cladding and glass curtain walling.
It would also feature a drive-through lane, with all three businesses sharing the same access and car parking.
Mr Ball’s report points out that: “The scheme comprises a mix of residential and commercial uses with good accessibility to all forms of public transport including public transport and walking.”
He added that it is a natural extension to Llanfoist south of the A465 and provides a link to the council’s civic amenity site.
The application relates to the commercial area of the site.
In September Monmouthshire Council approved the plan to build 44 new homes on part of the site.
Outline planning permission for a residential and commercial development, together with access roads for the overall site, was granted in 2010.
Work to build the access road is expected to start on the site in 2014.
The application relating to the outstanding matters has yet to be considered by Monmouthshire Council.
