DESCRIPTION The property comprises of a large block of rolling hill land in a spectacular location at the heart of the Brecon Beacons just north of the village of Ystradfellte alongside the road that leads to the Senni Valley and Sennybridge. The land provides a valuable area of summer grazing as well as a equally valuable habitat for a variety of birds and wildlife suitable for conservation, grazing, conventional farming etc.

ACCESS Along the southern- eastern boundary is a public track which provides access to the land. At the moment there are no gates on this track as access is currently obtained from the west but a gate can relatively easily be provided at a location of the purchasers choice.

LOCATION The property is located in grid reference SN924155. From the north travel through Heol Senni take the Ystradfellte road over the gap past Maenllia standing stone and down the Llia valley. The land is on the right hand side after the first block of forestry just beyond to the right of the sharp left hand turn. From Penderyn, turn off the A4059 towards Ystradfellte and drive a further mile forking right in the forestry, a mile later there is a T-Junction, turn right and drive half a mile towards Sennybridge to the property which is on the left turning sharply back on yourself up the unmade lane.

From Ysradfellte village proceed north for a mile towards Sennybridge the land is on the left hand side.

WATER SUPPLY There is a strong stream that runs through part of the northern area of the land which provides a sound water supply. There are also other areas where there is water in the wetter months.

SOIL TYPE Wenallt which is a drift from reddish sandstone, with soil providing slow permeable seasonally waterlogged reddish loamy upland soils with a peaty surface horizon.

SINGLE FARM PAYMENT A claim has been made for 2018, the entitlements that are appropriate for this land and its associate hill grazing rights will be included in the sale and transferred in early 2019.
